Colonial Village – Arlington Virginia

Colonial Village is a garden-style condo community located just a few blocks from the Courthouse Metro stop on the Orange Line. The community was originally built during the late 1930’s.  It was developed into condominiums in the 1980’s. During this redevelopment, Colonial Village was subdivided into three parts –

  • Colonial Village I
  • Colonial Village II
  • Colonial Village III

Its closest neighbors are North Highland, North Rosslyn, Woodmont, Lyon Village and Lyon Park.

Colonial Village is deemed to be upper middle class, with a median household income of $83,507

Approximately 78% of the residents have college degrees, of which almost 44% are advanced degrees

Twenty-seven percent (27%) are employed in executive, management and professional occupations, followed by 16% in public service.

Since 99% of the residents are young professionals, it is not surprising that homeownership is a mere 38% while renters are at 62% which is in line with the fact that apartment complexes are at a high of 86%.

Fifty-eight percent (58%) of the residents are single.

Colonial Village Real Estate

Colonial Village real estate is primarily made up of small (studio to two bedroom) to medium sized (three or four bedroom) apartment complexes/high-rise apartments and small apartment buildings. Most of the residential real estate is occupied by a mixture of owners and renters.

Many of the residences in the Colonial Village neighborhood are established but not old.

Most neighborhoods have a mixture of home or apartment sizes from small to large, but here the concentration of studios and other small living spaces is at near-record heights. With 97.9% of the real estate here of this small size, this most assuredly is a notable feature that makes this neighborhood unique.

What this means is, that in essence, Colonial Village is dwarfed by the large apartment buildings and high-rise condominiums that surround it.

  • Average Rental Price is $2233 (2019)
